Assumptions & configurable disclosure
All results are calculated estimates. “Verified pricing” means the loan officer marked the inputs and supplied a reference; this tool does not verify pricing. No current program fees, concession limits, MI cancellation rules, or future refinance opportunities are inferred.
Mortgage mode models a fixed contractual rate. Payment schedules change the borrower’s payment contribution, not the loan’s contractual amortization. Confirm temporary subsidy funding in upfront costs and credits. Manual mode continues the entered total payment through the modeled horizon; use a schedule for changes. Taxes, insurance, HOA, recurring costs, and credits remain constant unless reflected in a manual total-payment schedule.
MI ends after the last entered MI month. A blank MI end month keeps MI through the loan term. Mortgage P&I stops after payoff; other housing costs continue. Deposits already paid are included in total upfront cash so differences in deposit timing do not create artificial savings. APR is descriptive and is never calculated here.
Financing and housing costs exclude down payment and principal repaid and include financed upfront fees. Cash plus remaining debt is also shown; sale proceeds, appreciation, taxes on a sale, investment returns, and opportunity costs are not modeled. Standard 1/3/5/10-year snapshots use the same assumptions even when outside the selected holding period.
